Our nightly rates start at $55 for Standard sites and $60–$65 for Premium concrete sites. Park model lodging starts at $109/night. Specific pricing varies by site type, season, and length of stay. The easiest way to see exact pricing for your dates is to check availability through our booking page.

Weekly rates start at $200 for Standard sites and $250 for Premium sites. Monthly rates start at $450 for Standard sites and $525 for Premium sites. We also offer specialty long-term rates including $1,300/month for Lakeside sites and $550/month for XL Back-In sites.

Yes. We offer 5% discounts for Military, Senior, Good Sam Club members, and AAA members. Please mention your eligibility at the time of booking — we don’t apply these automatically.

Every site includes 30/50 amp electric service, water, sewer, free Wi-Fi, picnic table, fire ring, and access to all park amenities (pool, hot tub, laundry, dog run, recreation areas). Premium sites add a concrete pad and additional length.

For stays of 30+ days, electric is billed back separately at $0.14 per kWh. Meters are read on the 24th of each month, and the bill is delivered by the 1st. For shorter stays, electric is included in the site rate.

For stays of 29 days or less: a deposit equal to your first night is required at reservation. The full stay is paid at check-in. Cancellations 7 or more days before arrival are free; within 7 days, the deposit is forfeited.

For stays of 30 days or more: a $150 deposit is required at reservation. Cancellations 14 or more days before arrival are free; within 14 days, the deposit is forfeited.

Check-in is at 3:00 PM. Check-out is at 11:00 AM.

No. We don’t require minimum stays on weekends or holidays. Book any length of stay that works for you.

We accommodate late arrivals with care. Please call us before 5:00 PM to confirm your arrival window. We’ll prepare an envelope with everything you need — your site map with passcodes for facilities and the back gate, a coffee packet to welcome you, and a copy of our event calendar — and leave it in the night drop box on the side of the office. Your site will be marked clearly on the map. We just ask you to stop by the office the next day so we can collect a copy of your driver’s license.

Yes, walk-ins are welcome whenever we have availability. Stop by the office during business hours (Monday through Saturday, 9:00 AM – 5:00 PM, closed for lunch 12–1).

Yes. About 75–85% of our residents are long-term, and we welcome new long-term applicants. Long-term stays are 30 days or longer.

We ask for your name, contact information, RV details (year, make, and length), a copy of your ID, and proof of RV insurance. Our only firm requirement is that your RV must be 10 years old or newer.

Typically about a month from initial inquiry to move-in. Walk-ins can sometimes move in the same day or the next day if we have a suitable site available. The process usually involves a phone or in-person conversation about your site preferences, a visit to the park to select your site, and completion of the application.

Yes, we currently have concrete sites available. There’s no waitlist at this time.

Reservations for the 2026–27 Winter Texan season (November through March) are open now. We recommend booking early — Winter Texan stays fill up several months in advance.

Permanent residents are prioritized, and certain spots may not be guaranteed for shorter-term reservations. When you book, we’ll work with you to confirm site assignments that match your needs.

Our amenities include a heated swimming pool and hot tub, fenced dog run, 24/7 laundry room, community center, 4,000 square foot Entertainment Hall, stocked fishing pond, shuffleboard, horseshoes, pool table, BBQ grills, fire pit, and year-round event programming.

The pool is open daily from 10:00 AM to 10:00 PM. No lifeguard is on duty, and swim diapers are required for young children. Otherwise, please observe posted pool rules.

Yes. The Entertainment Hall is 4,000 square feet, accommodates about 50 people, and rents for $300 per day. It includes a full kitchen, tables, chairs, and on-site parking. We recommend booking at least a month in advance so our event coordinator Nancy can work around the park’s other events.

The laundry room is open 24/7 — it also provides access to the mail room. We have six top-loader washers ($2.25/load), one front-loader washer ($2.50/load), and five dryers (25¢ per 7 minutes). Both coin and card are accepted.

Yes. Ancient Oaks sits on 22 shaded acres, and many of our guests use the grounds for daily walking and exercise. Mature live oaks provide shade throughout the property, and the quiet, low-traffic streets make for pleasant routes. A dedicated walking track and a putt-putt course are also planned as part of our upcoming improvements, both to be installed near the dog run under the tree canopy.

We don’t currently have a playground, but we have a large fenced dog run, recreation hall with board games, shuffleboard, horseshoes, BBQ grills, fire pits, and a stocked fishing pond for kids to enjoy.

Our fishing pond is fully stocked with over 2,000 fish across multiple species, including Largemouth Bass, Channel Catfish, Bluegill, Redear Sunfish, and even Redfish. It’s catch-and-release only. No Texas fishing license is required for our pond, and we don’t rent equipment — bring your own gear.

Propane is available through a third-party service that residents call directly. The contact information is available at the office.

We don’t currently sell convenience items on site. The nearest gas station with these items is less than a mile away.

Yes. Ancient Oaks is designed to be accessible throughout. Our entrances are wheelchair-accessible, we have ADA parking spaces, our bathhouse restroom is accessible, and our common areas have accessible seating. Yes. Our pool features a ramp for wheelchair access and an assistance chair to help with transfer into the water. We also have a handicap-accessible shower located in our recreation hall. These features reflect our genuine commitment to making the park enjoyable for all guests.

Yes — Ancient Oaks is pet-friendly. We welcome up to 2 pets per site, with no additional pet fees.

We don’t maintain a specific breed list. Our policy is management discretion — we welcome well-behaved dogs of any breed. We do not permit aggressive animals.

Pets must be leashed at all times outside the dog run. Owners must clean up after their pets. No pets in the office or laundry room. Pets cannot be left outside overnight unattended. Cats must be kept indoors or leashed when outside.

Yes — we have a large fenced dog run, 25 feet by 50 feet, where your dog can stretch their legs off-leash.

Yes — golf carts are popular here. The City of Rockport permits legal golf cart use on public streets, so you can ride yours to the bay, the marina, downtown shops, and restaurants. Our park speed limit is 10 mph, and a driver’s license is required to operate a golf cart. Children may not drive.

A third-party rental service operates on site with carts available. We can provide their contact information when you check in.

Yes. Our Premium Pull-Thru sites accommodate RVs up to 57 feet, and our Standard Back-In sites accommodate up to 50 feet. A small note for very large rigs: our second-row Premium Back-In sites can be a little tight, so let us know your length when booking and we’ll match you with the best site.

Your vehicles must fit on your site pad — typically 1 to 2 cars. Additional vehicles can be parked near the office on a space-available basis. We have limited overflow parking.

Rockport Pier and the bay waterfront are about 1.3 miles from the park — roughly three minutes by car or twenty-nine minutes on foot. Rockport Beach Park is about 2.4 miles (seven minutes by car).

Downtown Rockport is about 1.2 miles away (three minutes by car). You can also legally ride a golf cart into town.

H-E-B grocery is 2.5 miles away. ER 24/7 Rockport is 2.3 miles. The closest gas station is less than a mile. Port Aransas is about 17 miles (28 minutes), Corpus Christi is 30 miles (30 minutes), and Corpus Christi International Airport is 36 miles (35 minutes).

Rockport offers beach time, fishing, bird-watching, harbor exploration, Texas Maritime Museum, Rockport Beach Park, downtown shopping and restaurants, and easy access to Port Aransas and Mustang Island State Park. Padre Island National Seashore is about an hour’s drive.

Yes — day visitors and overnight guests are welcome. Overnight guests typically register at the office and can stay for up to about a week. There are no guest fees. We do ask that your site not exceed 2 vehicles at a time, so visiting guests may need to park near the office or in our dead row area.

Yes. We provide a centralized mailing address for residents. Packages are accepted at the office, and you’ll pick them up at our mail room (residents have a passcode for after-hours access). Please give your delivery driver the mail room code so they can drop your package properly.

Yes — free Wi-Fi is available at all sites throughout the park.

We don’t currently offer cable TV connections. Most guests use streaming services or satellite.

Our 22 acres are shaded by more than 400 mature live oaks, giving the park a uniquely Texas coastal feel. We’re in Old South Rockport, just six blocks from Aransas Bay, with a stocked fishing pond on property, recently upgraded heated pool and hot tub, brand-new concrete sites, and an active community of long-term residents and short-stay visitors. Year-round events keep the community connected, and our location lets you reach the beach, harbor, and downtown by golf cart.

Property records at the office go back to 1988. The park was renamed Ancient Oaks RV Park in 2009. The current ownership team purchased the park in July 2024 and has invested in significant capital improvements including the heated pool, hot tub, brand-new concrete sites, and infrastructure upgrades.

As with any Texas coastal property, mosquitos can be more present in warmer months. We maintain an active spraying program. We also actively manage feral cats through a trap-and-relocate program. Sand burrs are seasonal and treated as needed.

If you arrive after office hours, your welcome envelope will be waiting in the night drop box. Inside the envelope, you’ll find:

  • Your assigned site number, clearly marked

Simply use the gate passcode to enter the property and follow the site map to your assigned campsite.

We do our best to accommodate site requests whenever possible. However, permanent residents are prioritized, and specific site numbers cannot be guaranteed for shorter-term reservations. Site assignments are based on availability.
